Tips on Doing Research
Doing Research by County in Florida:
Do do research on a property, first, identify the county in which the property
in question is located. Then look up information (a) about the value
and other information concerning the property itself from the Property
Appraiser and Tax Collector for that county; (b) about legal issues related
to the property and its owner by viewing recorded documents (such as deeds,
mortgages, judgments and liens) that the Clerk of Court for that county has;
and (c) about permits, zoning, GIS maps and other information concerning the
property and the surrounding community by going to the county's main web
site.
It's as easy as a, b, c!

For What Should You be Searching?
As you are doing your homework on a
property, there are certain things you should research:

A. The
Property Appraiser has information
about the parcel size, location, buildings, assessed value, previous
sales, and other useful information, and usually links to the other
sites you will want to visit. The Tax
Collector tells you if the taxes have been paid and how much
the taxes are currently and in years past. |

B. When you visit
the Clerk's Office, look up the
owner's name listed on the Property Appraiser's Site. See in whose
name title to the property is vested by looking at the deeds in the
chain of title and look for mortgages, liens and other items of note.
On the Clerk's main web site check for litigation involving the owner,
especially if a foreclosure has been filed. You can usually see
the status of the case and can see what properties are being auctioned
at foreclosure. |

C. Get more
information about the community in which your property is located by
visiting the County Main Web Site.
Here you will also be able to check on zoning issues, code
enforcement problems, changes taking place in the area, and other
information you will want to have. Be sure to visit the
GIS Map page to view an aerial of the
property and the surrounding area. |
